Please read this page entirely. It includes useful information on what to expect when you arrive at Paddler’s Lane retreat. We share this information so that you can make an informed decision as to whether Paddler’s Lane is a good match for you and your group. If you choose not to read this information you assume all responsibility for any issues which may arise during your stay.

TAXES: State sales tax equals 6% and applies to all guest stays and merchandise. In addition, a 5% Somerset County hotel tax applies to all stays.

SMOKING: Paddler’s Lane Retreat provides a non-smoking environment for the comfort of our guests. Smoking is not permitted in any of our rooms, however, you may smoke outside. We’ll be happy to provide ashtrays. Smoking in any room will result in a $100 cleaning charge plus an additional night's charge to clean and air out the rooms.

CHECK-IN: 4 pm or any time after. If you desire/require an earlier check-in please let us know. If at all possible (and it often is) we will be happy to honor your request.

CHECK-OUT: 11 am or any time before

B&B RATES: Prices are based on double occupancy with an additional $25 per extra person.

HOUSE RENTAL RATES; Full Main House or Chalet rental; Rates are given as flat rates.

DEPOSIT: A deposit equal to a one night stay is required to hold your reservation.

CHILDREN: We welcome well-behaved children accompanied and supervised by adults. For the comfort of all of our guests please keep in mind that many of our guests come here to take a break from their own families and enjoy peace and relaxation.

PETS: We do have limited availability for well-behaved pets with responsible owners. We must be notified in advance if you would like to bring your dog. There is a $20 pet fee per night per pet. Any pet damage is the responsibility of the pet's owner. Dogs must be on a leash at all times in the common areas of the property and are never allowed in the kitchen or dining areas. Please keep in mind that not everyone is in love with your furry companion as much as you are and behave accordingly. Sorry, cats and other small animals will not be permitted.

CANCELLATIONS FOR B&B STAYS; When a guest makes a reservation for a stay at Paddler’s Lane Retreat we agree to turn away all other requests for the unit you select and you agree to pay the rate quoted for the number of days you reserve it. A deposit equal to one night of your stay will be charged to the credit card provided at the time you make your reservation. Because of our size and location, cancellations affect us significantly. Therefore, we adhere to a strict cancellation policy. If a cancellation is made less than 30 days prior to the arrival date, you will be charged for the entire reservation. Reservations canceled more than 30 days prior to your arrival date will be refunded your deposit less a $25 processing fee. Should it be necessary for you to depart earlier than your confirmed reservation dates, you will be responsible for all of the original room nights booked for your intended stay. We cannot be responsible for unused nights due to late or canceled airline flights, family emergencies, the threat of bad weather and other travel-related mishaps or for changes in plans which shorten your stay. Vacation Insurance is available from several providers online to inexpensively protect you against unexpected events.

CANCELLATIONS FOR FULL HOUSE OR CHALET RENTALS: When a guest makes a reservation for a stay at Paddler’s Lane Retreat we agree to turn away all other requests for the unit you select and you agree to pay the rate quoted for the number of days you reserve it. A deposit equal to one night of your stay will be charged to the credit card provided at the time you make your reservation. Because of our size and location, cancellations affect us significantly. Additionally, when you book a full house rental we are blocking a very significant portion of our resources for your use, often for months in advance during which time we turn away all other inquiries and possible bookings. When you make your reservation you become responsible for the entire amount of your stay. We are unable to offer a refund of your deposit and you will be charged for the remaining amount due on your arrival date. However, if you cancel and we are able to rebook your dates, (give us as much notification as you can!) we will deduct the amount of the new reservation from the amount you are responsible for.

CLEANING CHARGES; House and chalet rentals only. When you check into Paddler’s Lane for your house or chalet rental you can expect a well-appointed, immaculately clean and neat house. Normal cleaning charges are 1) Main House $70...2) Chalet $45....3) Chalet with auxiliary apartment $50. Upon departure we expect you leave the house tidy and clean and in broom swept condition. All furniture should be in its original position. Used linens may be left on the beds and in the bath. However all garbage should be taken out, the kitchen should be clean and all dishes washed and put away. The microwave, refrigerator, stove, oven and grill should also be clean and in their original condition. If you prefer to leave these and have us clean them for you, we will be happy to do so at a charge of $25 each. Extra cleaning charges may apply for any extra-ordinary messes left behind after your departure.

ADDITIONAL INFORMATION FOR PADDLER’S LANE RETREAT

Paddler's Lane does have cell service. Verizon Comcast and Xfinity have a tower and a very good reception and AT&T has a tower that is now in operation. Other carriers generally have decent reception via the Verizon tower but the strength of your reception will depend on your carrier and the type of phone and mobile plan that you carry.

Confluence is a very small town, about 400 people, so it doesn’t have big town amenities. It does have a gas station, car repair garage, bank, post office, cycle shop, river outfitter, grocery store, pharmacy, vegetable market, day spa, hardware store, churches, a dollar general and other small-town amenities. It has several restaurants and cafés. If you visit during the off-season several of these dining establishments will have limited hours or will be closed so during this time you may want to consider going farther afield or opt for the more limited selection in town.

All in all, you should be able to get any of the basics that you need here. If you find yourself in need of anything of a more exotic nature Somerset is approximately 35 minutes away on 281 North and Uniontown is reached in half an hour or so by taking 281 South to 40 West.

Typical of many of the world’s rivers, the Youghiogheny is joined for much of its length by a set of train tracks. The train is a part of life on the river and should be thought of as such. It should not hinder your enjoyment of your surroundings. Our guests don't feel that the trains are detrimental to their overall experience. (A significant number of them join us because they are intrigued by the train!) We think that you will agree.

We are located on a very rural private road. The constant drone of traffic or the roar of semis blowing by which is endemic for most locations will not be a part of your day. Instead, you will have the constant movement of the river in your back yard, the rooster voicing his wake-up call, the whistle and rumble of a passing train, and the wind finding its way through the trees. In the summer months, hummingbirds add to the noise and the drone of cicadas is often a companion during the later summer months.

To avoid stains and extra charges, we ask that you keep all food and beverages in the kitchen, dining or deck areas.

Some of the amenities that you will find in the house are central heat and air conditioning, a fully equipped kitchen, and a dishwasher. All of your linens and towels are supplied. Free Wi-fi is included. Board games are stored in the entertainment center. Flat-screen TV's are in each bedroom and the common room in each house. You will also find a large fieldstone fireplace, and in addition, there is a fire pit located behind each house and another beside the river. You will also have expansive decks and an outdoor grill (Don’t forget to bring your charcoal!) and plenty of room for parking and gear storage
